The freedom you deserve
You bought the place for the life it was supposed to give you. Instead it gave you a second job — the 11 p.m. messages, the cleaner who stopped answering, the calendar you keep checking on holiday.
We take the job. You keep the house, the listing, and the money — and get the part you actually wanted back.
In his first 90 days under management, he made more than the entire year before.
Tahoe Bound — Carnelian Bay
A 5-bedroom log cabin three blocks off the north shore. Same house, same furniture, same owner. What changed was the listing, the photos, and who they were aimed at.
One owner’s results, not a promise. Take-home excludes one-time setup costs.
Read the full case study“In 90 days I made more income than I did the whole previous year. I’ve talked to them more in one week than I talked to the previous manager in ten years. I know what’s going on and I’m not being kept in the dark — that’s a huge advantage when you live across the country.”
Michael Reed · owner, Carnelian Bay · family cabin since 1963
Two properties a month is the whole intake. The call is how we both find out if yours is one.
Apply for a fit callWhat we actually do
Three things, in order. Everything else is how we do them.
We get your property ready
Walk the house, fix what guests will notice, and set it up so it photographs well and runs easily — the small things that decide whether a stay feels thought-through.
We get the photos
Professional photography, shot and sequenced to sell the stay. The first three images decide whether anyone reads the rest.
We build your listing so people actually book it
Title, photo order, captions and copy — written to convert and rewritten as the season and the platforms change.
We want to know we can meet your goals
Any manager can pull you a revenue estimate. It takes four minutes and tells you almost nothing about whether the next two years go well.
So we start with your goals and whether we’re right for each other. The call goes both ways — you’re deciding whether to hand us something you own, and we’re deciding whether we can do right by it.
- Your goals
- What you want this property to do. Income now, a hold for later, somewhere the family still uses at Christmas, or something you’d hand down. Each one leads somewhere different.
- Your property
- What it is, where it sits, what shape it’s in, and what it already does — or doesn’t.
- What’s not working
- The gaps in the calendar, the cleaner who stopped answering, the review that still stings. Whatever made you start looking.
- Who you want to host
- Families with small kids, couples on a ski weekend, a company offsite, a reunion. Who you picture walking through the door — and who you’d rather not.
- How they should be served
- What a great stay looks like in your head. The standard you want held, and the things a guest should never have to ask for.
Revenue matters, and we’ll get to it — with real numbers from your address, not a range off a website. But it’s the second conversation, not the first.
Want to know what that would look like at your place? Start with a conversation.
Apply for a fit callShort-term rental investing is not passive
That’s been our answer to the first question every owner asks, and it hasn’t changed. People say a short-term rental is twenty times the work of a long-term one. Hiring someone doesn’t make that work disappear — it just moves it.
So the only question that matters is where it moves to, and whether anyone there still cares about your house by the four hundredth one. Homes need care and attention. Attention is the part that doesn’t scale.
It’s also why your listing stays in your name, the money lands in your account first, and you see every dollar in and out. Nothing about the arrangement requires you to take our word for it.
“I can’t say enough good things about their consultative approach to running this business — how they manage guest experience and expectations, how they maximize revenue opportunities, their care for the well being of my home.”

Nothing breaks loudly
An underperforming rental does not announce itself. The calendar still fills, just later and cheaper. The reviews stay good, just not quite as good. The cleaner is fine, mostly. Nobody calls to tell you the listing slipped to page three.
Mike Reed went years thinking his cabin was doing fine. It was clearing about twenty thousand a year. The house had not changed; nobody had looked at it properly in a decade.
That is the real cost — not a disaster, just a slow gap between what the house earns and what it could. By the time it is obvious, you have paid for it several years running.
What you’re actually paying for
Four things, in plain words.
- Revenue management
- Working out what your nights are actually worth, and making sure you get it — including the gap nights and the weekends everyone else misprices.
- Guest experience
- What it feels like to stay there. Who answers at eleven at night. Whether the house is clean in the way people notice.
- Ownership
- Your listing stays in your name, your money lands on schedule, and the monthly statement reads in plain English.
- Compliance
- Permits and occupancy taxes filed on time, every period — Placer County, Town of Truckee, Washoe County and Bay County.
No quote on the first call. Just your goals, your house, and whether we’re right for each other.
Apply for a fit callTwo properties a month. That’s the whole intake.
Every home we take on is one more that has to get the same answer at 11 p.m. in February. The same eye on the listing when the season turns. The same cleaner who knows where the extra blankets live. The same person who notices the family coming back for their third July and leaves something out for them.
Service is the first thing that quietly gives when a portfolio grows faster than the attention behind it — and it gives for the owner before it gives for the guest, which is why owners rarely see it coming. A cap is how you stop that from happening on purpose rather than apologizing for it later.
So we onboard two properties a month and no more. Not a launch promotion — it’s the pace at which a home can be walked, prepped, photographed, written and actually learned before the next one starts.
Who we’re a fit for
We’re likely a match if
- You own in North Lake Tahoe, Truckee or Panama City Beach
- You care what guests experience, not only what they pay
- You want the listing and the reviews to stay in your name
- You’re thinking in years, not in one season
- You want a person to call — and you’ll pick up when we call you
We’re probably the wrong call if
- You’re shopping purely on the lowest management fee
- You want to hand it over and never hear about it again
- You’re optimizing for a sale in the next few months
- You have twenty-plus doors and need enterprise scale
- You’d rather we never turned down a booking
If it isn’t a fit, we’ll tell you on the call and point you to someone better suited. We’d rather lose the lead than spend a year with both of us wishing we hadn’t.

“After many years of operating my Airbnb on my own, and being very particular in that process, I was pleasantly surprised at how much peace of mind I now have.”
